New homes play an important part in regenerating an area and improving quality of life for residents.
Across Radcliffe there are a collection of new housing schemes, either already under construction, about to start, or in the planning. As well as providing much-needed new homes, these developments are transforming brownfield sites that were previously built on but were no longer in use.

91 homes at School Street
This scheme will bring back into use a disused piece of land, on the site of the former Radcliffe High School, to provide a variety of three and four-bed family homes. Hive Homes will build 69 houses for full open market sale, plus 22 being made available as Affordable Housing.

New homes bring extra local benefits
When new homes are built, developers are required to make financial contributions to local facilities. this is known as a Section 106 Agreement. This scheme at School Street has contributed over £246,000 to improve facilities at:
- Abden Street play area
- Cams Lane Athletics Track
- Close Park football facilities
- Outwood football facilities
- Radcliffe Cemetery
- Radcliffe town centre pocket park
400 homes at the former East Lancs Paper Mill site
A partnership agreement has been formed between Homes England and Morris Homes to develop this site which is one of the largest brownfield housing sites in the borough
This major scheme by developer Morris Homes will create a distinctive and welcoming new place to live managed by Moss Care St Vincent. The housing scheme includes a mix of 1 and 2 bed apartments, 2, 3, and 4 bedroom houses.
The development will look to respect the heritage of the site, enhance the natural features and biodiversity of the area, and develop the sporting facilities of the cricket club.
- Construction will begin during spring 2025
132 homes at Green Street
An exciting town centre apartment scheme has been brought forward by Watson Homes who will also relocate their head office to Radcliffe. The development consists of 132 homes plus 13,000 sq ft of commercial space. The scheme will transform and bring back into use the site of the former Radcliffe Pool.
The 132 homes will be one-bed and two-bed apartments to cater for smaller households. 97 apartments will be Affordable Housing and there will be a private rented block, plus ground floor retail/food and beverage units.
- Completion is expected by summer 2025
York Street
Thanks to a £1.95m grant from the Brownfield Housing Fund, land at York Street is being transformed by Kellen Homes to provide 211 brand new houses to be managed by Signa.. The scheme will be complemented by 12 acres of public space.

Affordable housing
Under the Affordable Housing Scheme these three sites will bring:
- 22 affordable homes at School Street
- 97 affordable homes at Green Street
- 100 affordable homes at the former East Lancs Paper Mill
