Guidance on Building Regulations charges
The charges for Building Regulation work are required to cover the cost of the service. There is an exception, for when work is carried out for the benefit of a disable person then charge is exempt.
There are two methods of establishing the charge for building work:
- individually determined charges
- standard charges.
Individually determined charges
If the work you are carrying out is not listed as a standard charge, the charge will be individually determined. Please email details of your scheme to Building Control building.control@bury.gov.uk, with the subject line of 'Request for Building Regulation Charge'. We will respond to you by the end of the next working day.
Standard charges
These charges have been set by the authority on the basis that the building work does not consist of or include; innovative or high risk construction techniques (details available from the authority) and/or the duration of the building work from commencement to completion does not exceed 12 months.
The charges have also been set on the basis that the design and building work is undertaken by a person or company that is competent to carry out the relevant design and build work. If they are not, the work may incur supplementary charges. Whilst we will attempt to limit the need for supplementary charges, it's difficult to predict these additional costs and such fees will be based on the current price per hour. Please contact Building Control for the current rate.
The charges for the majority of extensions and alterations are standard charges. If you are carrying out multiple extensions and/or multiple types of alterations, for both domestic or non-domestic, at the same time the authority may be able to reduce the standard charges. Please email details of your scheme for an individual determined charge quote.
Regularisation charges
Only work completed after November 1985 can be regularised. All regularisation charges are individually determined, but can be up to 160 percent of the cost of the equivalent Full Plan Application charge. Please send details of the work that need to be regularised for a fee quote to building.control@bury.gov.uk.
The use of Part P registered electricians
A Part P registered electrician is a qualified electrician who also has building regulations knowledge to enable their accreditation body to certify their work. They're also members of a self-certifying body such as; BSI, ELECSA, NAPIT, NICEIC.
To reflect the local authorities costs, the standard charges apply if relevant electrical work is carried out using a qualified Part P registered electrician. If the relevant electrical work is not carried out by a Part P registered electrician, an additional charge will apply; please refer to Table B Category 10 for the current charge.

- six or more new dwellings
- where the floor area of a dwelling created exceeds 250 square metres.
