Planning permission fees

The fees for planning applications are set nationally. You may use the fee calculator on the Planning Portal to help you work out the cost of your application. 

Written Confirmation of Discharge of Conditions

Hourly rate dependent on complexity/level of officer involved:

  • Development manager - £110.00
  • Principal planning officer - £90.00
  • Senior (planning or equivalent) officer - £75.00
  • Planning officer - £55.00
  • Technical officer - £40.00

Note. Documentation issued can be accessed via the website but only from 2008 onwards when the government implemented a formal procedure for the discharge of conditions.

Paper copies of Planning Decision Notices

PDF’s are free. Documents can be accessed via the website from 2007 onwards:

£38.53 including VAT (each notice).

Paper copies of correspondence relating to planning applications (excluding Decision Notices)

Relating to planning applications (includes up to 10 A4 sides – if above 10 sides add 40p per A4 side. Documents can be accessed via the website from 2007 onwards:

£13.80 (up to 10 A4 sides), if above add 50p per A4 side.

Researching site histories

Researching site histories or providing search type information from the planning records and ecological records (cost per hour or part hour):

£70.15 including VAT for domestic properties,
£104.65 including VAT for commercial.

High Hedges Applications

£1,000.00 including VAT.

Section 106

Section 106 planning agreements (per application).

(The S106 charge applies to major applications and is to be negotiated individually for each application and proposed agreement - it may include percent for art, affordable housing etc.).

From £550.00 to £2,600.00.
