Pre-application enquiry fees

The following describes the payable fees and charges for pre-application planning advice. The fixed price charges includes the costs for:

  • meetings carried out by telephone, Microsoft Teams or in person, as appropriate
  • meeting of up to an hour, as required
  • site would be visited, as required.

Category A

Householder extensions and alterations:

  • Pre-application charge - £150.00 (£125.00 + £25.00 VAT)
  • This would cover a site visit, one hour meeting with the case officer (if required) and one pre-app response letter.
  • Follow up advice - £60.00 (£50.00 + £10.00 VAT)

Householder extensions and alterations in Conservation Area/Listed Building:

  • Pre-application charge - £232.50 (£193.75 + £38.75 VAT)
  • This would cover a site visit, one hour meeting with the case officer (if required) and one pre-app response letter.
  • Follow up advice - £105.00 (£87.50 + £17.50 VAT)

Householder extensions and alterations with highways advice

  • Pre-application charge - £232.50 (£193.75 + £38.75 VAT).

Category B

Non-domestic listed building works, or
Prior approval or telecommunications development:

  • Pre-application charge - £300.00 (£250.00 + £50.00 VAT).
    This would cover a site visit, one hour meeting with the case officer (if required) and one pre-app response letter.
  • Follow up advice - £135.00 (£112.50 + £22.50 VAT).

Category C

Small commercial development including change of use - up to 499 square metres:

  • Pre-application charge - £402.50 (£335.42 + £67.08 VAT)]
  • This would cover a site visit, one hour meeting with the case officer (if required) and one pre-app response letter.
  • Follow up advice - £181.00 (£150.83 + £30.17 VAT).

Advertisements:

  • Pre-application charge - £330.00 (£275.00 + £55.00 VAT).
  • This would cover a site visit, one hour meeting with the case officer (if required) and one pre-app response letter.
  • Follow up advice - £165.00 (£137.50 + £27.50 VAT).

Residential development:

  • Pre-application charge (one or two dwellings) - £350.00 (£291.67 + £58.33 VAT),
  • Pre-application charge (three to five dwellings) - £625.00 (£520.83 + £104.17 VAT).
  • This would cover a site visit, one hour meeting with the case officer (if required) and one pre-app response letter.
  • Follow up advice - (1 - 2 dwellings) - £158.00 (£131.67 + £26.33 VAT)
  • Follow up advice - 3 - 5 dwellings - £282.00 (£235.00 + £47.00 VAT)

Category D

Small commercial development including change of use - 500 - 999 square metres:

  • Pre-application charge - £890.00 (£741.67 + £148.33 VAT)]
  • This would cover a site visit, one hour meeting with the case officer (if required) and one pre-app response letter.
  • Follow up advice - £400.50 (£333.75 + £66.75 VAT).

Minor residential development scheme of six to nine dwellings:

  • Pre-application charge - £1,000.00 (£833.33 + £166.67 VAT).
  • This would cover a site visit, one hour meeting with the case officer (if required) and one pre-app response letter.
  • Follow up advice - £450.00 (£375.00 + £75.00 VAT).

Category E

Small scale major - Non residential floorspace of 1000 - 1499 square metres/10 - 24 dwellings:

  • Pre-application charge - £1,850.00 (£1541.67 + £308.33 VAT)
  • This would cover a site visit, one hour meeting with the case officer (if required) and one pre-app response letter.
  • Follow up advice - £832.50 (£693.75 + £138.75 VAT).

Small scale major - Non residential floorspace of 1500 - 5000 square metres/25 - 49 dwellings:

  • Pre-application charge - £2,850.00 (£2,375.00 + £475.00 VAT)
  • This would cover a site visit, one hour meeting with the case officer (if required) and one pre-app response letter.
  • Follow up advice - £1,282.50 (£1,068.75 + £213.75 VAT).

Winning or working or minerals or applications involving waste:

  • Pre-application charge - £2,850.00 (£2,375.00 + £475.00 VAT).
  • This would cover a site visit, one hour meeting with the case officer (if required) and one pre-application response letter.
  • Follow up advice - £1282.50 (£1,068.75 + £213.75 VAT).

Category F

Large scale major commercial developments and 50 plus dwellings:

Additional

Where the following additional officers are required to attend meetings, the following hourly rate charges will apply:

  • Associate Director - £170.00 (£141.670 + £28.33 VAT)
  • Development Manager - £124.50 (£103.75 + £20.75 VAT)
  • Principal Planner - £102.00 (£85.00 + £17.00 VAT)
  • Senior (Planning or equivalent) Officer - £85.00 (£70.83 + £14.17 VAT)
  • Planning Officer - £62.50 (£52.08 + £10.42 VAT)
